We do not sell, rent, or trade your personal information. We use it only to run Stay Awhile Rentals: to answer your questions, place renters, and care for our homes.

Who we are

Stay Awhile Rentals LLC ("Stay Awhile," "we," "us") is a furnished mid-term rental company based in Littleton, Colorado.

This policy explains what information we collect, how we use it, and the choices you have. It applies to our website, stayawhiledenver.com, and to information you share with us by email, phone, text, or video call while renting with us.

Information we collect

Information you give us

• Website forms and messages: your name, email address, phone number, and anything you write to us.
• Renters: your rental dates, the number of occupants, pets, and the reason for your stay. If you apply for a lease, you complete a screening application through our screening provider, TurboTenant. We receive the screening results, not your full financial records. Corporate renters also provide business details, a point of contact, and copies of government-issued IDs for the guarantor and occupants. We also collect proof of renter's insurance.

Information from booking platforms

If you book through Airbnb, Vrbo, or Booking.com, the platform shares your name, contact details, and reservation details with us. You also complete a rental agreement and guest identity verification through our booking software.

Information collected automatically

When you visit our website, our hosting provider, Cloudflare, automatically processes basic technical information, such as your IP address, browser type, and device, to deliver the site and protect our forms from spam and abuse.

How we use your information

We use your information only for our own business purposes:

• To respond to your questions and schedule calls
• To evaluate rental applications and booking requests
• To prepare leases and rental agreements
• To manage your stay, including check-in details, maintenance, and payments
• To keep accurate financial and tax records
• To let past renters, and guests who booked directly with us, know about future availability and booking directly with us (you can opt out at any time)
• To keep our website working and improve it
• To meet our legal obligations

How we share your information

We never sell, rent, or trade your personal information, and we never share it with anyone for their own marketing. We share it only when needed to provide our services:

• Service providers that help us run the business, such as our screening, booking, e-signature, banking, file storage, website hosting, and email delivery services (listed below). They may use your information only to provide their service to us.
• Cleaners and maintenance vendors, who receive only a guest's first name when needed to coordinate work at the home. We never give them a guest's last name, phone number, or email.
• Booking platforms, when you book through them.
• When required by law, such as to respond to a court order, or to protect the safety of people or property.
• If our business changes hands, for example in a sale or merger, in which case this policy would continue to apply to your information.

Services we use

These companies handle some of your information on our behalf. Each has its own privacy policy, which governs how it handles your data.

Cookies and Do Not Track

Our website does not use advertising or analytics cookies. Cloudflare, our hosting provider, may set small cookies or check your browser to keep the site secure and protect our forms from spam. You can block or delete cookies in your browser settings, though some parts of the site, such as the contact forms, may not work as well.

Some browsers offer a "Do Not Track" setting. There is no common standard for responding to it, so our website does not currently respond to Do Not Track signals.

Texts and emails

When you give us your phone number or email, we use it to reply to you and to communicate about your inquiry or your stay.

From time to time, we may email past renters, and guests who booked directly with us, about future availability and booking directly with us. Every one of these emails includes a way to unsubscribe. We send marketing texts only to people who have agreed to receive them, and you can reply STOP to any text from us to stop receiving texts.

Your choices

You can ask us to:

• Tell you what personal information we have about you
• Correct information that is wrong
• Delete your information
• Stop sending you marketing messages

To make a request, email [email protected]. We will respond within 30 days. We may need to keep some information to meet legal, tax, or lease record-keeping requirements, and we will tell you if that applies.

How we protect your information

We use reasonable safeguards to protect your information. Only Stay Awhile's founder has access to your information today, and any future team member will see only what their work requires. Our accounts are protected in a password manager. No method of storing or sending information is completely secure, but if a breach ever affects your personal information, we will notify you as Colorado law requires.

How long we keep it

We keep your information only as long as we need it for the purposes in this policy, or as long as the law requires for leases, financial records, and taxes. When we no longer need information, we dispose of it securely.

Children

Our services are for adults. We do not knowingly collect personal information from anyone under 18.

Changes to this policy

If we update this policy, we will post the new version on this page with a new effective date. If the changes are significant, we will also post a notice on our website.
